The house is located more or less 30 minutes drive from the ancient Port of Portoferraio, in one of the most exclusive parts of the Island of Elba, between the National Natural Park of the Island of Elba and the lovely village of Sant Andrea that extends among old vineyards down the hill to the beach. 
Once the village was a famous centre for the production of grapes and wine. White  and red grapes of ‚Aleatico and ‚ Moscato  where exported to the mainland, from South Tuscany to Genoa.
The ancient pier is still existing beside the sand beach now visited by lovers of nature and sun. At both sides of the beach touched by blue clear water, extend big granite rocks, famous for their round and smooth forms.
A comfortable footpath connecting the rocks in the total respect of nature, led to delightful little bays where, even in high season, people can find a calm place to take a bath.
The village has a few shops and restaurants offering in a decent way evening  entertainment for who is interested in.

lies in the middle of a green area surrounded by a garden with terraces, roses, oleander, fig trees and has a beautyful view over the golf of Sant Andrea. The property ownes 4000 squaremeters , 1000 are closed vy a fence.
The distance of the house from the public road is more or less 50 meters (the house cannot be reached by car) to be reached by a short footpath that guaranties the quietness and exclusivity of the house.
It takes more or less 5 minutes from the house along another footpath through the old vineyards to reach the beach.

The tastefully furnished flat offers at the ground floor a complete equipped kitchen (dishwasher, washing machine, microwave,coffemahine, toaster) with Sat-TV and a double bedroom with bathroom ans shower. From an outside stair you reach the first floor with a loft sleeping-living room, aquipped with a double bed, a single bed a living area around a fireplace and  a bathroom with shower. In front of the room a balcony that overlooks the property and the gulf of Sant Andrea. Beside the house there is a big covered terrace (Pergola)with dining area, barbeque and open kitchen.

bookings 60 days before check-in:
50% of the total amount (payable min. 30 days before check-in, via bank transfer)
bookings after 60 days before check-in:
100% of the total amount (payable at once, via bank transfer)

Cancellation fees:

20% of the total amount -> 90 days and over before check-in
40% of the total amount -> from the 89th - 60th day before check-in
60% of the total amount -> from the 59th - 30th day before check-in
100% of the total amount -> within 29 days before check-in
